You are correct, rainyandy. It definitely doesn't make sense to lease any Subaru for 24-months. There just isn't any support on 2-year leases of them.
 
Chase's January buy rate lease money factor and residual value for a 36-month lease of a 2012 Outback 2.5 Limited with 12,000 miles per year are .00095 and 51%, respectively for consumers who qualify for its top credit tier.
 
The numbers for an otherwise identical 42-month lease are .00115 and 49%.
 
If you were to lease with only 10,000 miles per year, the above residual values would be 1% higher.

I haven't worked up a payment for the exact vehicle that you're interested in, but $400 per month is about right for a Premium Outback right now.

I've been leasing Subarus for the past 5 years. Same dealer and same salesman. Trust him and always felt I got a fair deal. I've just placed an order for a 2012 Outback 2.5 Limited with Moonroof, Nav, and a few other things that brings the price to around $33600. Dealer quoted me $31000. Nothing has been signed, I can accept the car or not. Looking at a 3 year lease, 12K/yr ,$0 due at signing, taxes included(Syracuse, NY 8% rate) for $530/mo. Will be taking delivery if I like the color (Carmel bronze) in March. Is this a fair deal or not? Thanks.
