Here's how my deal went down last week - I couldn't be happier.
2013 G37x AWD Coupe
Packages: Premium, Navigation & Sport
Options: Spash Guards; Illuminated Kick Plates; Trunk Mat, Net & First Aid; Rear Decklid Spoiler & Midnight Black Grille
Cap Cost $45,538
Residual $35,098 (68%)
Lease Rate .792%
24-Month Lease w/ 12,000 miles/year
Base Payment $448.79
7% Montly Sales Tax of $31.42
Payment $480.21/mo for 23 more months
$480 1st mo Payment +
$295 Registration/DMV +
$305 Est taxes/fees -> reduced Cap Cost/Down Payment (*)
Total OTD= $1080
* I might have been able to stretch the deal a little to reduce the Cap Cost shown above by $204 to $45,329. But, the dealership took that extra $305 that I was incorrectly estimating (for taxes on $2500 in Lease Dealer Cash & other misc fees) as a down payment, and just showed a $1305 Cap Cost Reduction ($1000 rebate + $305 down) with a lower Adjusted Cap Cost of $45,233. I therefore added in that $305 above to show the 'real' Cap Cost of $45,538 - which includes a $305 down payment.
I basically negotiated the deal for invoice + acquisition + dealer fee - $3500 in total Infiniti Lease & Loyalty cash + agreeing to pay $600 in up front taxes & DMV fees, and here's how it worked out
$47,629 + $105 + $700 + $599 - $3500 = $45,538 Cap Cost
... and then they applied that $305 towards down payment.
Given the fee/tax miscalculation was my own fault, that this was the only AWD w/ Sport Coupe available in the state of Florida, and the fact the dealership had to spend extra to have the car trucked in from almost 400 miles away, I'm totally fine giving up what amounted to be $204 in the end. They had a $599 dealer fee, and I was only planning on paying $500. That's how my net miscalculation of Cap Cost ended up being $99 + $105 = $204. Also, I didn't ask for them to show me their invoice, but over the phone they provided me the same invoice price as the estimator shows on this site, so I assume the $300 advertising fee is legitimate, otherwise they got me on that, too because I didn't subtract it.
IFS is making my last 3 previous $500 payments, applying $500 towards excess use/mileage, and waiving the $395 disposition fee on my previous lease through Owner Loyalty.
The finance manager didn't close me on anything extra but threw in complementary window tinting for being a loyal customer.

Telling us you are in Boston does not help us calculate fees. You are negotiating backwards. The only thing you can negotiate is the selling price of the car, so that is what you need to do. Everything else is set. Right now there is $2,500 of dealer cash available to take off of the price of the car unless you currently own an Infiniti. If you do take another $1,000 off. You should be shooting for a selling price of no more then invoice - $2,000 or better yet invoice - $2,500. Subtract and additional $1,000 if you currently have an Infiniti. This car goes the way of the dodo bird any day now so Infiniti is working hard to clear them out.

Lease 24 months $0 down (no money exchanged hands)
Cap cost: $42,974.50
Loyalty cash: $1000
Adj cap cost: $41,974.50
Dealer contribution: $605.50
Money factor: .00017
Base payment: $410
Payment with 7% tax: $439
Also, totally loving this car!

The dealership is Fette Infiniti in Northern NJ
The car is a G37X with premium package. He dealer didn't give me a selling price for some off reason even though I requested it a couple of times.
Out of pocket I pay $2,609.73.For a 10K,a year lease.
1st payment: $353.08
Doc fees: $464.00
Tax on Vehicle $32.48
NJ Tire Tax $7.50
Cap Reduction Cost $1519.67
Can I do better than this and if so what should I go in expecting better?

Two red flags, dealer won't give you the selling price and cap cost reduction. Neither are good things when signing op for a new lease.

Agreed. Clear those red flags and you might arrive at a further low price.

I used ray catena of Edison NJ. They are very nice. I received a good deal on a g37xs from them

Lets stop that talk the dealers never lose! They won't do business unless they get 1-2% msrp period
