Hey drivevet,
For a 2011 Acura MDX Advance, with a MSRP of $53,065, sale price of $49,480, dealer and doc fees of $620 (rolled into the cap cost), a money factor of .00093, a residual %age of 56%, a sales tax rate of 7%, zero down and the first payment made by the dealer (I make the next 35)...I am getting an otd monthly price of $685. They are also including all weather mats, wheel locks and cargo net. I am getting this from Nalley Acura in Atlanta. I just secured the deal today!

Dealer offered price at $45,720.00
$0 out of pocket, 36 month lease, payment of $638 a month. 10,000 miles per year.
Does this sound like a good deal? Any feedback would be appreciated.

I'd be happy to help you out, dgjones13. I have to ask though, if this dealer is such a problem why not go with someone else?
Acura's June buy rate lease money factor and residual value for a 36 month lease of a 2011 MDX Tech with 15,000 miles per year are .00103 and 55%, respectively for consumers who qualify for its "Super Preferred" credit tier.
The numbers for an otherwise identical 48 month lease are .00185 and 47%.
If you were to lease this truck with only 12,000 miles per year, its residual values would be 2% higher.
If you haven't leased yet, you're in luck because Acura just introduced $750 loyalty cash on leases of the 2011 MDX that you can use to your advantage.
Normally I would tell someone who was in the market for this model to shoot for a selling price of around $500 over dealer invoice, assuming that they are in an area that has a decent level of competition. Having said that, Honda's inventory situation has been pretty bad. They are the manufacturer that was probably hit hardest by the tragic Japanese quake. If there's not a lot of MDXs out there, then the dealer might not be willing to do $500 over.

I'd be happy to nandu112. Acura's June buy rate lease money factor and residual value for a 36 month lease of a 2011 Acura MDX Advance with 12,000 miles per year are .00103 and 55%, respectively.
The numbers for an otherwise identical 48 month lease are .00185 and 47%.
If you were to lease with only 10,000 miles per year, these residual values would be 1% higher.

The avergae Tech invoice price is around $43,600 so you are paying $2,000 over invoice. You def. have room to negotiate. As car_man pointed out, you should try for $500 over invoice.
Also, based on the $45,720, a MSRP of $47,490, a money factor of .00093, a residual %age of 57%, a sales tax rate of 8.25%, with zero down and the dealer paying all other fees (dealer fee, title fees, gap insurance, etc.)...the monthly payments should be $634/mo. Is your $638/mo pre-tax or post? If it is post, then it looks good. Also, is the dealer covering your first payment? The Advanced that I just leased in Atlanta, the dealer covered the 1st month payment (so i only had 35 monthly payments), plus he through in all weather mats, wheel locks and a tri-fold cargo mat.

Also, if you can negotiate down to $44,100 and with all the same assumptions for the lease above, the motnhly payment post tax that I am coming up with is $584.
